    Outside of Phoenix and Tucson, Arizona is a pretty rural state. Mostly agricultural where water supply supports it, which is a finite proposition these days. Some ranching but mostly irrigated desert agriculture. Federal government owns nearly half of the land in Arizona as national parks and forests and a few military installations. There are three very large reservations - Navajo/Hopi, Apache/San Carlos and Tohono O'odham. So once you get out of the central I-17 corridor, population density and employment opportunities decline rapidly.

    6th largest state land-wise. 14th largest state population-wise. 7 million people, 5 million of which live in the Phoenix metropolitan area. So basically 2 million people in the rest of the state, including Tucson (550K) and Flagstaff (73K).

    It is a weird state.

    Zwillow is your friend. There is quite a range. Kingman is about 210 Miles outside of Phoenix, and 100 miles from Las Vegas. Eyeballin Zwillow, I'd say you could have bought 3br 2 ba for about 200k in 2019. Now that same home is 300k. . . .

    But like all things, huge range for high to low for homes.

    Depends- the median family income of a family that sends a student to UPenn is $195,500/

    Since America is increasingly not economically mobile, their Aerica is not representative of america. So they answered correctly for their America.

    This area is poor but close enough (45 minutes) from California to have rapidly rising housing prices. I bought a house in September of 2020 for $245K that was 3/2 1800 square feet with a three car garage on a double lot. It also has RV hookups in the side yard. I couldn't buy the same house for less than $375K now. The median income is even more shocking when you consider the regional medical center is the largest employer. We're the second largest. Last I checked, the minimum wage in AZ was $12.80 so that median number might be a few years old.

    The area is attracting more business because of an expanding industrial park. The future I-11 from Vegas to Kingman will have an exchange in the next few years and the county is building an exit from I-40 specifically for the industrial park. But, this is poor, rural Arizona. I live near the Hualapai Reservation which is desperately poor with many internal problems that spill out into the community.

    And $195k is the median. I'll bet the average is quite a bit higher.

    Well, it looks like the youngest is headed to the School up North (University of Michigan for those not familiar with the term) in the Fall for their Robotics Masters program. To say that he is excited is an understatement and I'll admit, I am beyond thrilled for him as well, as he really worked hard and took advantage of the opportunities that Ohio State's mechanical engineering program offered him. "The Game" will make for an interesting test of school spirit and loyalty every Thanksgiving week, that's for sure.
